Understanding Closing Costs, and Attorney Legal Fees

Purchasing a new home is the single largest investment that a person makes and our level of experience in this area is unparalleled. We are one of the few offices with enough expertise to regularly teach both attorneys and realtors about Real Estate Law at the Massachusetts Bar Association, the Boston Bar Association, and Tri-County Board of Realtors. Buyer Representation

*$600

Includes:

Additional Information:

  • Closing of the transaction with the lender of your choice.

  • 10% off an owner's title insurance policy for first time home buyers.

  • Preparation and review of the Offer to   Purchase.

  • Preparation, negotiation and review of the Purchase and Sale Agreement.

  • Initial client meeting and phone calls.

  • Review of the condominium documents (if applicable).

  • Review of the Deed from the Seller.

  • Attendance at the closing.

*There are always two attorney fees for which a Buyer is responsible. One to the attorney handling the closing on behalf of the Buyer's Lender, and one to the Buyer's attorney. The Buyer can use his or attorney for the closing portion of the transaction as well.  Because there are fees that can be earned on that portion of the transaction, we are able to offer this substantially reduced fee!
 

The responsibilities of the Buyer's attorney typically include reviewing the offer, drafting and negotiating the Purchase and Sale Agreement, and anything else necessary to protect the Buyer’s interests. The Closing Attorney's responsibilities include reviewing the title history, survey if required, requesting and reviewing the tax history, discharging current mortgages and other liens, preparing, reviewing, and explaining the closing documents to Buyer and Seller, and coordinating the closing with all parties.
 

Seller Representation

  • Preparation and review of the Offer to    Purchase.

  • Preparation, negotiation and review of the Purchase and Sale Agreement.

  • Preparation of the Deed.

  • Initial client meeting and phone calls.

  • Attendance at the closing.

This fee is for a traditional sale. "Short Sales" will be billed at an hourly rate and often will be paid for by your lender. If we are also assisting you with your purchase, we will reduce the Buyer Representation fee noted above by $100.

Condominium Conversion

$2,500 - $3,000

Includes:

Additional Information:

  • The legal fee for converting a two or three family house, including Unit Deeds and 6 D Certificates for each  unit, will be $2,500.

  • The legal fee for converting a four family house, including Unit Deeds and 6 D Certificates for each unit, will be $3000.

Other expenses you will need to consider, which are not payable to this office, are the Master Floor Plans for a two, three or four family houses ($1,800 to $2,500); the Site Plan ($750 to $1,000); and the State recording fees (approximately $500).
